How can I find foreclosures in Utah?

Hi I have created a search page for finding Short Sales and one for listed Bank Owned property. So the Question is do you want to find the home that are currently in foreclosure know as Notice of Default or do you want to find a home the bank has foreclosed on or Short Sale (people have chose to sell for less then then they owe Short Sale and the bank must approve the short payoff). We are 4 month behind of moblie home payment and have hard time to find job so i can pay my home payment. i dont want to lose my home. need to get help soon possible. this is our first time buy home and if not get my help how to get money will be repossed or foreclosures i dont want to lose our home so please let us know where to go get help as soon as can and our phone number is 801-758-7507. we got to get the home pay as soon we hear from you .

In all reality the best way to just have a good realtor working for you who understand the term "value". Realtors will have lists through the MLS, and if they have any additional contacts with local banks. That will be your best way. If you have any questions on the process, let me know..

Many of the foreclosed homes are listed on the MLS. Unfortunately, they haven't made it possible for the public to differentiate them yet. But, I can email you foreclosures for you to review.

If you give me a broad area and price range I would be happy to do it.

If your looking for home in foreclosure before the bank takes them back, with the trustees sale known as pre-foreclosures or homes in notice of default. You can get a list of them for and public records service like http://www.newreach.com it's expensive. You can email me and I will contact you and assist you with a list. A bonus you chose to use me as your agent on a short sale or bank REO "Real Estate Owned "I'll give you a 33% rebate of the buyers agent commission that is between 2.5% to 5% of the sale price and you get 1/3 of that . So on a short sale listing of mine In West Jordan I have a $218,000 home you would get a $3,597 cash rebate on it. On a short sale you can find a motivated seller by doing mailers to NOD'S.most bank require a short sale property to be listed. I could help you with that and calculating what the bank would accept on a short sale property. If your looking for a listed short sales or bank owned listing. If you're a first time home buyers and you want to use your tax credit it expires at the end of November and I have seen no effort to renew it. You have to get a few short sale under contract now or lest a short sale expert like me find you one. Bank owned usually can be closed in 30 to 45 days. It dose take the bank a few days to return the contract and addendum.

If you buying an investment property with the state of affairs with appraisals on conventional loans with HVCC you can't buy a home in less that average condition and get a conventional loan. The days of buying an investment property and fixing it up with an conventional loan are over. This can be done with a hard money loan at 80% of the purchase and repair costs. I can help you with that. I will be posting a blog article with this system in it on my blog. This system can also be used to buy at auction but you will have to have 20% down.

Good luck it a crazy foreclosure short sale mess out there when buying a home in Salt Lake. Many agent that have short sale listing have them active when you can't actually make an offer because, they have an offer in to the bank they are working exclusively with. I would advise you to never sign a exclusive buyers agency agreement to make a offer on one short sale with the listing agent. Have that agent use the non-exclusive agreement. That way you can chose to work with others agents if you want to. It does make seance to use a Realtor as your guide on a exclusive agency basis if they provide you with what you want as your agent . I do that exclusively with every buyer I do a rebate agreement with. I'm giving you Value Service Expertise, Knowledge for the exclusive agreement to use me to buy a home. I wouldn't give up my choice just to put in an offer with a listing agent on a short sale. I would buy that specific home on a non-exclusive agreement with that agent. Remember take the sales price and and multiply by 3% and multiply that by .33 and that's probably your commission on a bank owned and most short sales.

Pat, since most REO's are listed with a Realtor, contact your local Realtor who can give you all the information on REO's and short sales.
