Hey How about A Realtor National Open House

Working on the Idea of a community Open House. I think we should have a National Open House. We have Realtors in( almost ) every state. Every Realtor can pass out a single sheet ( both sides ) with all the Realtors who are having an Open House at that time through out the country. Single line. Agents name, Email, Address of home ( which of course they can see on the Internet) and price. Each agent who is having an Open House would only have to print one page to hand out. I am open to any ideas. This can be a Realtor group effort, or a Trulian effort? Ideas?
Date? Rules? Theme? We can include other members of the industry, Loan officers, Home stagers, Inspectors.discount people & FSBO`s ( Ruth) etc...This really is a great time to buy a new home. If we as professionals don`t go out and tell the public. Who will?
Sunday October 21st maybe to soon, however after that it will get cold in the East.

Patrick, Steve and I are all for it here in Roseville and Rocklin area (California). I will donate my graphic design services for perhaps a logo, only with permission from Trulia, and a uniformed flyer for continuity purposes that maybe people can customize on their own - say add their listing and info to personalize in a corner and/or have it on the back. Things that can be discussed further. As I mentioned previously we can either do a universal website with all the categories Patrick mentioned or perhaps Trulia will donate a subfolder area for us to add our info. I would love to see Trulia backing this effort. I agree with Bridgette as far as prep, but I think with each event there will be more traffic. I may write more later. :-)

Comcast has OnDemand real estate services here and other places, maybe they might donate ad space for the event.

Regardless, I do think the advertising should be uniform if done correctly and effectively.

Here is a challenge for On-The-Fence Realtors, who may not have listings right now and think they can't sign up for the Realtor National Open House Day on November 4th because of that.

You can always sign up first, with a goal of getting at least one new listing by then - you have more than one month. If for some reason that does not happen, ask other realtors in your office and see if you can hold the open house for one of their listings. With so many inventories on the market, I am sure they will be very happy to have your help for that one day.

This gives your extra exposure and experience to be on the national platform.

Join the fun. Let's work together to make it a successful event.

I am quite intrigue by your answer, Dr. Cheng.

A question, your profile says your are a Home Buyer in Central NJ. Bur obviously, you are not just a home buyer but a real estate pro to some degree and a quite successful one (according to what you said). .

It seems to me you are certain organizer / business that help agent to sell their condos/ town homes, specifically. The last paragraph of "2. Provide a mechnism for realtors to hold Community Open House for all listing agents. Currently, I did it buy broadcasting thru all listing agents of a community thru email addresses on realtors.com and I gave listing agent incentive buy getting 1,000 invitation flyers out to "Prospective Buyers".

I am curious as to what business are you in?

Yes, it'd be nice to have a Spring National Open House Day, but not just for condos and town homes and not limited to Trulia.

I just checked the list of Open Houses, and was so thrilled to see the participation. New Jersey seems to be holding its own. The AZ people have been working really hard! And, California, too! Thanks to all who have joined in the efforts so far. Let's hope for good weather everywhere tomorrow. I will be curious to hear the results for Open House Hosts everywhere.

The listing that I wanted to hold open won't be quite ready for an open house on Nov. 4th and I was able to get a new listing to hold open. What? There is no open house to be held in 36 out of 50 states on November 4th? What happened to all the inventory I heard on the radio :-)

Hi Agents - we have only 14 states sign up and we need 36 more.

This is FREE ADVERTISEMENT for you and your sellers. The first time I hear that agents don't like FREE ADs. If you don't have listing now, you can always help other agents. Great way to get future listings and buyers.

Patrick, I'm in. I'm preparing to participate in a second community open house (posted a thread about the first effort) in South Scottsdale the prior weekend. Giving the public a reason to look at property is critical right now. With so much inventory, many potential buyers are just drifting aimlessly. Unable to focus on specific areas or make any decisions due to the sheer number of choices. As listing agents, a call to action like this can create some excitement and fear of loss where there is currently apathy and no hurry. Let's get some brainstorming going here. Think of the publicity that "agents banding together to sell houses" can engender.

Hello everybody. Just wanted everybody to know that our Auburn KW ALC (Associate Leadership Council) has put out an open house challenge at today's meeting and sent out the following e-mail message to everybody:

"Today we challenged each ALC member to host at least 5 open houses this Sunday for the National Open House Day! As an added bonus, we decided to put a $50 Starbucks gift card on the line as an incentive!!! The ALC thought it would be a good idea to share the challenge (and possibly the prize) with the entire office, so here are the rules!

1) You must host at least 5 open houses on the 4th. to be considered.
a. If you have your own listings, you can have others host the homes for you, but YOU must make the arrangements to have them host and you must host ONE of them. If you do not have your own listings, you must arrange for at least 5 open houses to be hosted by your fellow agents as well as you must host one. We have many agents who would love to have you hold their listings open so get out there and get your team ready to go! Or any other combination of at least 5 open houses as long as you are the organizer of the 5 open houses.

2) You must email your name (host) and the property you will be hosting, along with the names of the other agents who will be hosting NO LATER THEN NOON ON FRIDAY!!!!!

3) The agent who has hosted (or arranged for hosting) the highest number of houses (has to be at least 5) will be awarded the $50 Starbucks card.
a. Should there be a tie, we will hold a drawing for the winner

We will be compiling a master “Keller Williams, Open House Tour” sheet for you to hand out at your open house, so we need your information no later then noon on Friday so that we can get this list to you Friday by 5pm."

All hands on deck! The registrations are coming fast and furious. Just emailed all local Realty Executives here in the greater Phoenix area to get their open houses registered by the end of the day. Within five minutes, we had 3 new sign-ups. I expect a wave of activity today. It's a bid deal within my company, make it a big deal within yours!

Thanks Pete. I think your quote in our press release helped. I just approved so many new listings that I lost count. They were from assorted states. We are now up to 146 homes. I logged on because the there were 122 posts here and I was thinking last night there were 122 home listed. Just a fun coincidence.

Nine days left.

19 States on board! Georgia is now on board. Great job getting those Press Releases out to all those that have taken the initiative. I have a big newspaper doing a story on us. TV station still waiting on. (Sacramento).

And now Mansur we have big 13 in California. :-) Steve has been rallying hard for this event at all the meetings and local Boards.

Please note too we have added an additional link to the efforts in Southern California.

Oh and it has been a lot of work, but it is worth it. The people we have gotten to sign up have been so positive and kind. We have e-met so many great people. People are excited about this event.

Picked up a couple more agents from the Active Rain network today. This is spreading like wildfire. Or is it a snowball rolling downhill? Pick your simile. However you want to quantify it, this is turning into one heck of a push.

The purpose of this thread has segwayed from conceptual to practical. We're not just thinking aloud now, we are addressing specific means of implementation. Join the discussion as we'd love your input! The effort is fully a "go," now we just need to decide how to market this huge effort to the fullest.

I'd love to see all of the agents on this forum participate. Think we wouldn't get any media buzz from Realtors in different companies across the nation making a push for one concerted sales event? Great publicity possibilities within your local markets, and a great way to generate some traffic for your sellers. Show your market that you are adapting creative strategies in challenging times!

Has anyone here worked on a Habitat for Humanity house? If so, can you contact them about helping to promote the event? Or Tobi, could you look into it?

I'm working on the right contact person for the Associated Press. I've contacted Oprah and the TV show National Open House. Other sources I'm waiting for us to actually have the press release ready. Does anyone have some national contacts?

I have heard the suggestion of Habitat for Humanity menitoned a few times, now. I would be supportive of that effort. That doesn't necessarily mean it has to be a requirement to partiicpate, though.

I love this idea, I'm on board... I also wanted to say I like the idea of connecting with a charity and collecting donations, what about Habitat for Humanity? How about an incentive for writing an offer on that day? It's nice to look but better to buy!

I think everyone needs to pick their primary open house and talk to the seller. Interview them like a reporter. Gather their negative and positive feelings. Get them excited about this event and ask their permission to be interviewed by a real reporter. Then write a press release and put a positive spin on it. Gather names, phone numbers, addresses and email addresses of all the media sources you can.

We need to come up with sound bites. Everyone, brain storm. Go through your answers on Trulia and pick out your most profound statements. We also need the best longer educational answers too. I can visualize one of Deborah's most profound posts about why people aren't buying. I had emailed her privately back then saying that her post was a news story.

Last night at a showing, the agent said the buyers had taken their home off the market. My $100,000 price reduction spurred them into action. I wished I had Deborah's essay in my marketing brochure along with my comps showing the house is worth about $200,000 more.

Some of us have talked about writing books. Copyrights are very different from patents. If you come up with an idea or invention and don't patent it and someone else does, you loose. It's a race to the courthouse type law. But with copyrights, the first person to say/write something is the rightful owner. You don't have to file what you wrote with the U.S. Copyright Office in order to use the copyright symbol. A trademark splits the difference of the two rules.

Also, start finding sponsors.

OK this is a start.

November 4th ( Daylight savings ) fall back , Save on time, save on a house. It`s time to buy?

The Idea of doing something like this is to get the word out.
"Now is the time to buy a house!"

As Realtors we can not wait for the media to decide, That they know real estate, that they can tell the general public it`s time to buy.

I am in. I too think October is arriving at a quick pace. However, it may be just what we need. There is always a flurry of open houses in the spring and business naturally picks up a little. We need the attention this time of year! How much time would it really take. Let's look at it and look to move on it.

I think almost everyone here in the Voices community loves your idea! IMHO, October 21st is too soon. I'd like to see good planning and plenty of time to get the word out nationally (blogging, local BoR postings, maybe NAR and Trulia will help?), can we plan it for spring? It should be on a non-holiday weekend, and I think we'll need two days to adequately cover all the listings. Sylvia has pointed out that it may be a good promotional opportunity for Trulia (Sylvia, please expound on this idea); and Heather O had said she'd help with a "Trulia National Open House" logo (given Trulia's permission, of course). I would like to see this as a Trulia initiative, with the event open for participation by everyone: agents, REALTORs, FSBOs, discounters, etc. Anyone who wants to join the cause. The more, the better! I think first step is a vote here...

To all respondents:

Fall or Spring?
One day (Sunday) or two (Saturday and Sunday)?
Will you help and how?

That should get the ball rolling in the right direction... Can't wait to see your responses!

Ruth we or I think have 25 or 26. states it is 8:39 pm in AZ.
I called about 10 Realtors in Maui until I spoke to somone live . Mr. Ken Smith of Maui Real Estate, was driving when I called, he told me to email him the info they were having a open tomorrow. He would register in the next two hours.

So now we have NY to Hawaii, that is cool.
