I happen to have a listing coming on the market in Oakley Downs (Goodwood dr.). The townhouse is multilevel and is not in great shape right now. My Investor has purchased and is going to completely redo the inside and outside. It will be priced below others for sale in the neighborhood but will look better than anything else in there once its done. One good/bad thing about the neighborhood is that there is no HOA which will save you money every month, but it also does not restrict home owners from letting their houses look trashy. I live just North of there off of Macland road so I'm extremely familiar with the area. My opinion is that particular area is on the decline which is in part to several reasons. First, is that just South of that area is the East-West connector which contains all of the shopping, dining and entertainment is located. As with most areas lined with strip malls and super stores the surrounding residential areas tend to decline over time. As residents leave these homes and move further out to avoid the congestion what's left behind is empty super store buildings, trashy parking lots and eventually a rising crime rate. Residents who once enjoyed a peaceful existence now suffer from traffic congestion and all that comes with the influx of retail strip malls. I believe there are three new strip malls under construction along Powder Springs Road there and one 2 just opened. So, there's plenty of places to get your nails done or get a pizza to go. Many of the already existing shopping centers have several empty slots so I don't see a need for more shopping centers.
Second, I know there is a middle school right in that area that has had some issues with students and weapons and low test scores. You may not have children but you always need to consider what's happening in the local schools when buying a home. My neighbor pulled their son out of school in the middle of the year to avoid some of this nonsense.
What this area has going for it is continual real estate developments marketed to retirees. Retirees generally are low impact, highly involved citizens. In other words they create little traffic, don't burden the school system and have time to attend city council meetings. I don't know how well these developments are selling but I do know there are many within 3 miles of the location you're inquiring about.
I don't want to sound like the area is completely unappealing as I mentioned early on that I live in the same area. I'm just noting the most important considerations as you continue your search. Let me know if I can clarify anything or help in any way and good luck in finding your first dream home.

The area in and around Goodwood are pleasant. The homes are a bit older though. Being a working woman, I am not sure how much home maintenance issues you are willing to have.
