Brookstone subdivision - is it always transient? There seem to be many homes for sale, is this a factor of
the size of the community or the economy? Anyone know if b/c of the size if the pools, etc are overcrowded. Ia also searched and they are 44 reg. sex offenders in the area - YIKES. Is this normal for urban areas? Do the homes hold their value? Any other neighborhoods zoned to Ford Elem. that have home under 275K or so? We are being relocated from MS, so any info would be great.

It is a very large subdivision and I agree with the comments. The percentage isn't bad comparative to the general housing market. I am a resident in Camden Pointe which is adjacent to Brookstone. It is smaller, but doesn't have many homes in the range you are wanting. One comment I would make regarding schools is be sure to look a the capacity of kids attending schools. Ford has several trailers due to overcapacity. The school is good, but there are many good schools including Frey and the newer school, Pickets Mill, which will be opening this fall which Camden Pointe will have the option to attend. Hi Tao, Brookstone is a very large community. Considering the size of the community, 44 is probably not that large of number. I know that is probably not to comfortable to hear, but as Melissa mentioned below Brookstone covers many different communities. I would say that homes in Brookstone hold their value better than other communities in the area. You do have to take into consideration that there are still a lot of foreclosure homes on the market right now so that is bringing down the value of homes right now, but we all hope we will see that turn around soon, and I would think that Brookstone would probably be one of the first in the area to see home values start to go back up. Of course, Brookstone is not your only choice. I would be happy to assist in finding a neighborhood that you will feel comfortable with. Brookstone is a very large desirable neighborhood. There are also several different sections of Brookstone and they are still growing with their newest development being The Farm at Brookstone which is in the 500,000 price range. So as you can see Brookstone as a whole is very large and cater to a variety of homeowners.. As far as there being a lot of homes for sale - I think there are a few explanations for this, yes one being that the market has buyers scared and therefore sellers homes are just sitting. Second reason is foreclosed properties due to predatory lending. Third being transfers, We have a large number of people that work here in the Atlanta area that get transfered everey couple of years. I do have to say that I have never had anyone complain about the pools being overcrowded and all the people that I know of that live in Brookstone just love it. I know that 44 reg sex offenders seem like a lot, but also look at the amount of people that are living in this one area alone. I don't think this is normal for any one area but again I also do not think that most people know that there are sex offenders living near by. The homes in Brookstone hold value for sure as well as they can seeing what has happened in this market. Here is another list of neighborhoods for you to check out. Brookstone is a large community consisting of several different subdivisions all listed under the heading of "Brookstone". Each individual subdivision has there own swimming pool. The economy has had a huge effect on the number of houses currently on the market. Resales are selling slower because of the increased amount of foreclosures. This area holds value extremely well. Some other subdivisons you might consider are Battleford Plantation & Hickory Creek.
