Are there any fixers available in downtown Sacramento for under 250k?

we are looking for a serious fixer property. preferrably single family, but multi-family or dog friendly ground floor condo is ok too.

Hi Chris. There are lots of fixers available in DT Sacramento. While we have the ability to search for properties that are advertised as "Fixers", there are also a lot of fixer properties that are not listed in the "fixer" category. Instead, they are listed as REOs. Is there a particular reason why you want to limit your search to downtown Sacramento? If you just want to browse what's available, you can go to the link below and click on the advanced search button which will allow you to search for REO listings anywhere in the Greater Sacramento area. This will give you a feel for what's available in your price range. Good luck with your search.

There is a good one near Southside Park in Sacramento - 2030 6th Street 95818, offered at $225k. It is a major fixer and will probably not qualify for conventional financing...

There is a good selection of homes right now, most of them condos, but fixer SFR are available. You'll pay less in the downtown area than in midtown; however, be aware that many older homes are protected by the Historical Preservation. So any repairs / updates you do need to be approved and kept in the style of the home. That's to prevent people from turning a gorgeous Craftsman, like the one next door to my listing at 26th & P Streets, into a giant, square, blue monstrosity. That listing is absolutely a fixer property -- but it's listed at $329,000.

I believe there is an REO (bank owned) home in the Somerset Parkside condos for around $180,000 (near 11th & Q) but my company also has a ground floor unit listed in that complex for about the same price. The main drawback, as with all condos, is the association fee, which runs around $300 a month.

I also saw a home on 8th and D that was priced less than $250,000, but I don't remember the exact price. So there are definitely homes on the market right now that would fit your criteria. Be careful if you look at the condos at 200 P Street because many pick up traffic noise as some overlook the freeway. Some people don't mind looking at the freeway, but I can think of better views in downtown than that. :)
