Any reason why I shouldn't buy near West Lake Terrace and West Lake Palisades?

Asked by William Ng, San Francisco, CA Sun Mar 18, 2012

Beside the fog and dampness? I really like the Oceanview, they have larger homes (4bd 2000sqft) going for slightly less $250 sqft. Or am I missing something, that is causing the price to be slightly cheaper than the surrounding area?

There is no reason why you should not!!!
If you like the Ocean and the amazing sunset, go for it. Enjoy!!
I have seen several beautiful homes there, with good isolation and ventilation, you will avoid any mold and can live happily.

Well, you may have bought your home by now, but if you have not... If you are considering Westlake Palisades you must read this.

Hi William,
One of the other factors that contributes to the price difference between Westlake Terrace/Palisades and Westlake #1 and the northern end of Westlake Highlands, for example, is the proximity to BART and Westlake Center. Like anything else with a home purchase, it's really all about your personal priorities. I agree with others that Westlake Terrace and Palisades can be a fantastic value - I call it the "fog discount". Or, if you prefer something closer to the city and with a more gentle climate, it might be worth the higher price for you to be in one of the more Northern neighborhoods. If you are tracking Westlake you might want to visit our website that is devoted to Westlake real estate. WestlakeExperts.com Feel free to contact Alec and I if we can be of service!

You've just answered the question yourself: not everyone is in favor the fog and dampness. Plus the the architectural "marvels".

The reason the homes are less expensive there is because of the weather you just mentioned and the schools. If you can live with the dampness, they are great bargains with relation to homes close by in S.F.

If you purchase a home there, make sure there is no mold. Once you own the home, Make sure you have a good paint job, good roof and windows and also proper ventilation.

Good luck,
