We are relocating from New York and love the Frisco area. We recently have seen the site plan for the new community on lake Lewisville called "The Tribute". It looks very good on paper with lots of amenities, schools, parks, recreation and even its own fire dept. It"s still in its very early stages. We are looking for opinions on this community and its location. Thank you.
The Tribute is now shaping up into a beautiful neighborhood. I don't know that I'd call it 'very early stages' anymore. Are you planning a trip to Texas from New York this Summer? If not, I can send you some video of The Tribute and how things are shaping up. Rooftops go up quickly, and our part of the country did not drop far in the recession and bounced back very quickly. We're selling homes and getting into multiple offer situations on our listings again - a much different story than this time last Summer when lending rules changed and gas prices shot to $4.50 per gallon. I lived behind The Tribute on Lewisville Lake for 9 years in a little lakeside community called Wynnwood Haven. It was wonderful. Civilization creeped in on us with the planning stages of The Tribute in 2006, and we moved out North to Prosper. Love it, too. It's hard to make a bad decision in the North Dallas suburban cities. This is a great area in which to live.

The Tribute is supposed to become a nice property, and Frisco is a great community as well. The location depends on where you will be working. Traffic will be about 30-45 minutes if you have a commute into Dallas.
Like New York, there are certain pockets which do better than others in terms of resale, but overall, resale in The Colony can be a challenge for property values. Frisco has other communities off that back to Lake Lewisville that are also nice, and they don't put you into The Colony, but they are right there along FM 423.

This will be an up and coming area that should have some great resale once the community gets built out. I have lived in The Colony for almost 10 years and know this will be the best area to live in. The marina is going very slowly, but partly because the city isn't pushing Marine Quest hard enough. There are enough builders and variety of lots that vary in size that should make it easier to find a house. Some of DFW's top notch volume builders are building here, so that says a lot.
Going east of the neighborhood will get you to the Dallas North Tollway, and south will take you to the almost completed 121 Tollway. Traffic is not the best at the moment during rush hour especially, but it will get better. Let me know if you have any other questions.

This is a wonderful master-planned community with the golf course, an awesome club house, a 6 mile trail, a diving pool, a tot pool and a waterpark and several parks and ponds.
Khovnanian, Highland Homes, Drees and Coventry, have different levels of pricing in each section of the community , the Gardens, The Lochs and the Glen.
School district is Little Elm "academically acceptable" rating. According to recent school information I have read there are 10 schools in the district of which none were rated exemplary, 3 recognized (all elementary) and the rest acceptable.
Getting in the pre-construction phase or on an already built spec homes can be a benefit!
Something to consider is long term living in this community for a good return on investment, you will be competing with builders for years to come as they complete the community.

There are several builders there such as Khovnanian, Highland Homes, Drees and Coventry, with different levels of pricing in each section of the community named, the Gardens, The Lochs and the Glen.

The HOA is pretty steep at 1200 a year.
Just like any other master planned community, you can get a good deal in the pre-construction phase, but you should know that the builders are going to be there for several years, and if you plan to sell within the next 5 years, you will be competing with those builders.

i just saw it myself. very impressed. did you guys decide to move out there. some things seem skeptical like the beach club and marina. won't believe it till i see it. overall, no where else you get that kind of living within driving distance to work in this area.
