Most properties in Gardner are USDA eligible and will allow for up to 102% financing. There are income requirements to obtain a USDA loan so it might help to not have a co-borrower on the loan with you anyway. There is a 2% funding fee through the USDA program, but that can also be financed into the loan. Therefore if the sellers are willing to pay for all of the closing costs and prepaid escrow items, you can purchase a house through the VA program without any money out of pocket.
