The easiest and cheapest way to find out would be to get with a realor and have them email you listings as they come available. That is what my investor does. Then when he finds something he is interested in I do a market analysis to tell him what it should sell for when he has done the rehab.

Hi Denise,
Sorry to be so late in answering your question, but I just joined Trulia on April 17th. Isn't it a great site for learning about real estate! RealtyTrac is a great foreclosure site. You can get a free 7-day membership there, so check it out! I am a member on RealtyTrac. I have been a paid member for over a year and am familiar with the site. I would be happy to help you with your search. Besides RealtyTrac you can use various search engines, check the local newspapers (on liine), and Larry is right, a local realtor can help you with your search. More and more foreclosures are being listed on the multi-list service (MLS). There are also opportunities to purchase a home at a very low price by going after "short sales." Are you familiar with this? This is when a homeowner has spoken with their lender in an effort to sell their home before they get behind in their payments. The prices are very good, and the property is often in better physical condition because you have the opportunity to work directly with the owner before they lose the home, take all their appliances, etc. A good Realtor can help you with this. While my office is physically located in Ann Arbor, I live in Grass Lake and have access to all of the MLS's: Jackson, Lenawee, Ann Arbor, Realcomp . . . Lots of resources! Good luck to you. : ' ) Sat Apr 19 2008, 08:24 Web Reference: http://ReneeBadall.com

Denise,
I would use Google to do a search for those terms. I have found success withhttp:// www.rehabahouse.com but they are not in every area, but they have non-mls property on their site as well. sites like foreclosure.com simply list the properties that banks foreclosed on but were not sold at the court house steps, meaning, other investors passed on the deal so the Bank had to take the property back and try their luck on the local MLS. Denise,
Besides my own searching I have found Realtytrac.com to be a good site for tracking preforeclosure and foreclosure homes. It is a paying site but, if you are serious about jumping into the property investment market it is a good one. Besides that just get a local realtor experienced in that market (investment properties) to help you. You don't pay anything and the seller pays us at closing and we do all the footwork.
