There are very few foreclosures in Edina as others have said. Yet there are some opportunities. Today I checked and there are 7 single family homes listed for sale between $164,500 and $239,000. The far eastern side of Edina on the Richfield border is a little more affordable than most of the city and you might consider looking in that area.

Are you looking for a foreclosure for a specific reason? If you found something you liked for a good price and it wasn't a foreclosure, would you pass on it? Just curious!

There are a lot of townhomes and condos in Edina for sale. Some of those are small but it might be something you would want to consider.

If you are open to other school districts, you might consider Mounds View, White Bear Lake, and Spring Lake Park School Districts. I hear they are very good as well. They are on the north side of town, which tends to be more affordable.

Just to illustrate the difference... I checked just now and there are 118 single family homes listed for sale in the Mounds View School district between $59,900 and $250,000. That's a lot more than the 7 in Edina School District.

As others have said, foreclosures are very rare in Edina... take a look at this data:

You can compare different communities and see that Edina has an extremely low level of inventory of foreclosures. The typical house in Edina is around $300,000.

While there are consumer search tools that can help you find foreclosures and short sales, you are only seeing about 80% of the inventory because the rest is not flagged properly in MLS and therefore requires a manual search.

One of my clients had to purchase in Edina because his son was going to the french immersion school. Another client was looking for good location and good schools and found Bloomington to offer much better values so they purchased there. Another found Eden Prairie more to their liking.

The best thing you can do is speak to a few real estate agents and find which one is the best fit for service, market knowledge, and trustworthy and then discuss your needs with them in detail. I would be happy to be one of your candidates... please feel free to call me at 612-251-5599.

As for foreclosures, my colleagues are correct. there are few foreclosures in Edina. You will find that Edina is a highly sought after community. It will be helpful to work with an agent who is well equipped to assist you with making assessments on houses, areas and zeroing in on the right house when the time comes.

Hi Shiv:

Edina has an extremely low foreclosure inventory. There are a few though and they are great deals if you're willing to put some sweat equity into them or pay a higher premium for a move-in ready. Edina is also one of the most sought after communities and therefore, has a higher value. Most single family homes in Edina are going to start at around $300k. Your needs and the exact location will determine the price.

I have a listing on the West side of Edina (west of highway 100) that has 3 bedrooms, 3 bathrooms, 2 fireplaces, 2 kitchens (one completely new) can tear up or remodel the second one for a more formal space, two car garage. What are your needs?

The Edina School District is an excellent one! The Edina market is very sought after in the Twin Cities and prices can range from the low 200's up to the 2M+ range. This is more of a range than most areas. Having said that, prices have come down in the area and there are a lot of great homes to choose from. There are many homes between $200,000 - $400,000.

I work with Dwell Realty Partners and we focus completely on buyers. Our website has a search feature that allows you to search for foreclosures specifically. It may be some help to you. You can just go to http://www.dwellrealtypartners.com/search.html and click on the Foreclosure tab in the search. This will show you only foreclosure properties. If you use the regular search, it will still indicate if it is a foreclosure. I hope it is helpful!
