put an offer to a short sale home. It has 2 lenders. The first lender is wachovia. They approved withing

weeks. But second one is Wellsfargo. This is where owner took the home equity loan. It has been 5 weeks. Still no reply from wellsfargo. Does anybody have experience working with wellsfargo for this type of case at Bay Area? When does the bank will put the house for foreclosure/auction? Are buyer allowed to talk to the sellers lender directly to check status?

Be extremely patient. Find out Wells Fargo's position in relation to foreclosure proceedings to put yourself at ease. Buyer cannot talk directly to the bank. Only the listing agent would have the better chance of doing that. So as the buyer, you need not pester the listing agent with daily phone calls or emails. A phone call or email every few days will work better.

We don't have any experience with Wells Fargo in the Bay Area, but we are currently involved with one here on the coast of South Carolina with Wells Fargo as the lender. We are going into our 5th month with no deal as of yet. They promised an answer by the end of March, but here it is mid April and nothing.

Wells Fargo is currently very overloaded - one processor I spoke with has over 400 files on his desk. Response time on these is lenghty - if the file is near the top of the stack, you may hear soon, if not, it may take months.
The buyer cannot talk directly with the bank, and honestly it's hard for the Realtor reach a live human being as well. They mostly operate through a voice messaging call-back system. The listing agent is responsible for this communication - make sure that your agent checks in with the listing agent on a regular basis. Meanwhile, Wells Fargo has been known to extend the auction date for months while this is in process. I don't know if this will help though, since Wells Fargo may not be the bank that is foreclosing on this particular property.
