Amanda - who said the house will appraise for 250K? I'm a certified appraiser and broker and doing about 35 appraisals a month - there are garbage appraisers out there.

If it will appraise that high, why is it priced at 185 and still sitting? If you don't want to go that high then don't, there are plenty of homes out there. I agree with Dp2 - 170 take it or leave it.....I hope you have a buyer's agent with you -

Amanda, I hope you have a great agent helping you negotiate this deal. Purchasing foreclosed properties isn't about just the price. Are you asking for closing cost? What type of loan are you using? Did you ask for other concessions like Home Warranty? Every area has room for negotiating and the seller is looking at the bottom line. If you can drop or lower a concession and counterback at your original offer price,,(or split the difference) you can still raise the sellers net. The assest manager's (that's the person negotiating for the seller) job is to get as much as possible for the seller. Good Luck! Sounds like a great deal.

Amanda,

This is a great question for your agent. There is not enough information here about your situation to respond appropriately.
