Dee,
At that high of a tax rate it seems as if you are looking at a new home. The home's current market value would be the reference point you use in making an offer. My office is in Cherry Hill. You can visit and together I can show you the most recent sold homes. In addition we will look at your subject property, the location and amenities in place so that you can make a well educated purchase decision. My services are of no costs to you. You should also be well informed about NJ real estate disclosures with home and agency. Feel free to call me anytime direct. You will receive the most professional real estate advice with a high level of integrity.

Best Regards,

Well the best place to get that answer would be the tax office. They base the taxes off of a tax rate so that $22,400 seems a little out there. Also, the offer price depends on what the homes in the area go for and the condition of the property. What are your thoughts on that?

FIRST ANSWER

Your tax ratio in Cherry Hill figures to be 5.4 mills or 5.4 cents for every dollar of assessment value of the home as dictated by the township.
