i recently started work at seminole state colleg at the lake mary campus, im looking for a condo foreclosure, and myn range is 15.000-40.000.

Hi David,

There is only a couple of options in the Sanford/Lake Mary area. Regency Park at Lake Mary and Northlake Village in Sanford both have units in that price range. There arent many condo communities here. You have many more options if you look in the Longwood/Altamonte are but of course you will have a further drive. Call me if I can be of any assistance.

Hi David -- Congratulations on your new position at Seminole State College. It is true that some of the condos in this price range might not be eligible for financing and will have to be bought for cash but there are still many that are bank owned (especially those owned by Fannie Mae and Freddie Mac) that give priority to owner occupied buyers so don't despair. Here's a link that will show you some homes in the area that are under $65,000 (I increased the amount so you could get an idea of what's out there).… (cut and paste it if it won't launch.) If you see any that say "Homesteps or Homepath approved", those would be eligible for FHA financing with 3% down.

Give me a call if any of these look interesting. I'd love to show them to you and see what we can get you into. It is a fantastic time to buy--there are some great deals to be had.

I hope your Holiday Season is going well!

Your employment history requirement will depend on many factors. Length of employment on your current job isn't the most difficult factor for qualifying. If you have a regular salary or hourly paycheck you don't need two years history to get financed. Your first pay stub and verification of employment could be sufficient depending on your previous employment or what you did prior to obtaining this job (for example if you were a student).

Financing these Florida condos can be a challenge which has nothing to do with you, your credit, your debts, your employment, etc. Many communities are not able to be financed due to lawsuits, large numbers of people in arrears on their HOA fees, large numbers of non-owner occupied units, large numbers of units owned by any one party (such as a developer who was unable to sell out).

So both YOU and the PROPERTY have qualifications to meet. Otherwise it's cash only, or in rare cases owner financing or in the case of some Fannie Mae and Freddie Mac properties, they will finance. But you have to compete against hundreds of cash investors buying up these units so it takes a good agent, commitment on your part and hard work to obtain one of these units.
