What do you need help with?

European Grove is a new Wathen-Castanos subdivision and they are probably selling the new homes for less than what you paid - which does tend to be a bit demoralizing.

Certainly in this market you cant be surprised that your home has dropped in value. If you're living in it and its your home, I wouldn't sweat it. If you bought it as an investment, well that's another story.

When I left the bay area in 1988 a friend of mine kinda said the same thing about his house: "help, my house appraised last year for 275k and this year for only 225k. Well, he has 6 kids and had no intention of selling so it really didnt matter. He did sell that home in 2006 for 620k.

In the bigger picture if its your home and you plan to stay there for ten years or more then it probably doesnt matter.

If for some reason you need to sell, well then, you've got a problem.

Allie,

Fresno has been hit hard with the sub-prime market. If you are looking to refinance, it will be tough as the lenders have labeled the area a "declining market". I assume you may have ordered the appraisal in the effort to refinance.

If you can not afford your payments, immediately contact the lender and see what options you have. I would also contact the HOPE foundation as they are a non profit organization that help families in a time or mortgage crisis/preforeclosure.
