Joe is right, most homes are paid for in cash or large downs so there are very few bank owned homes in that community. May I ask you why you are looking for a bank owned home? The truth is that with the hugh influx of bank owned in our communities, the resale market has changed. You can not get an apprasial on a home for more than it is worth in almost every case. That being said, the bank owned homes are not really sold at a significant reduction from any owner selling theirs. I think you may find you will get as good a deal buying from an owner, and maybe even better condition. Don't discount the homes that are not bank owned, things have changed!

Laguna Woods is a 55+ retirement community with many amenities. My broker is in the process of listing at 2br/2ba home in the next few days.
