Without a link, address or MLS number it is not possible to know how to advise you. Given that you are asking the question in this forum, I would say that you should definitely be speaking to a Realtor about the property.

I can't tell from your question what the listing is, whether it's a bank-owned property, a short sale property or a property in foreclosure. Legally, you probably don't "need" a Realtor. Practically, though, you definitely do. Both pre- and post-foreclosure properties are loaded with liabilities lay people just don't know. No one wants to take chance on paying a lot of money (even if it seems like a good deal) on a property with title clouds buyers may inherit, construction defects, etc. Realtors do this for a living. Our office just had a seminar on foreclosures, and the horror stories happening today even surprised an old guy like me.

Get an agent to represent you. It won't cost you anything upfront, as commissions are usually paid by the seller.

You do not have to have a realtor to make an offer on a house but you really cant afford not to in todays market. A buyer broker can assist you through the buying process. In most cases you can negotiate so it does not cost you anything extra as they would get paid from the listing agent the commission advertised in MLS and paid at closing. They can assist you in finding out what the value of the house is in todays market so you can make an offer that is beneficial to you.

When making an offer on a foreclosure you should make sure you do any inspections prior to bidding as they are sold as is and teh bank will not renegotiate after accepting an offer from you. you should be ready to close in 30 dasy, dont ask the bank to fix anything, if there are repairs ask for a credit so you can do them.

I dont see a link for the home. I would say yes you always need a realtor. Buying a house is most peoples beggest investments. Why would you ever go in blind and expect the bank to tell you what to do next. Some realtors are not very helpful and you could of done there job no problem. Others will save you 2 pennies for every 1 they would make off of you. You just need to interview them to find one you like. I see you were in the foreclosure form. Foreclosures can throw you some real curve balls. If you buy a house without a realtor and there comes up things later that you did not know you could of done. You will wish you had a used one. Interview them and ask tough and crazy questions. You will find a good 1 will shine thru the rest.
