Hello Mr. Smith,

A great way to find owner financing is check your local classifieds or advertising the fact you are looking for owner financing. You can probably take over someones payment and get added to the deed as if you were doing a foreclosure bailout. There are many different things you can do, pick up a good investment book and interview a couple of agents that may be able to help you.

Your MLS system probably has an agent searchable financing field. The RE agent can search for homes where that field is populated with phrases such as "owner finance" "seller finance" "creative finance"
"contract of sale" "lease option" and many other financing suggestions.
The public access side of the MLS usually does not have this field searchable. You will probably have to ask an agent who is a member of your MLS to do this for you.
