for a property that is listed as a Lis Pendens, where do we find out who to contact? My agent didnt know

You can go to the county clerks office to research lis pendens. This will tell you who the owners are then you can contact them. They could be loosing their home so tred lightly you might not be the first to contact them either. Make sure if you do decide to purchase a home under these circumstances that you do due diligence.

If your looking for a good deal there are several reo properties for sale. There are also some programs that are 100% financing. I hope that this has helped you and good luck on your search.

If you can search the county court record. It should list what the JUDGEMENT is for. Also you may be responsible for that damage suit if you purchase the home.

FIRST ANSWER

A Lis Pendens means that there is a suit pending against the title of the property. It basically tells you that there is some sort of issue with the title, (lien delinquency, etc.). If you were to buy a home that is Lis Pendens, you would be purchasing subject to the outcome of the suit, and you would be responsible for the judgement.

Lenders typically will not lend money on properties that are Lis Pendens, and title companies cannot insure clean title. If you are trying to contact someone, contact their realtor (if it's listed for sale) or the homeowner directly.
