Foreclosure reality check.... Seasoned investors who buy foreclosures know the REO manager at the bank and get "off market" deals. They never have to bid or find a place to learn what's available.

FOR ALL OTHERS: The only "sellers market" in america is the foreclosure market. Don't expect any deals from a foreclosure as the bidding process brings 20-30 people to bid on almost every deal. A deal that was already priced at market.

It's easier to get a deal by going to a realtor, asking them to find the oldest property on the market and start dropping discounted offers. In addition, you won't have to wait 30-60 days to hear an answer.

There are foreclosure properties all along the gulf coast in Florida. Unless you have deep pockets, going to the courthouse steps is not a great idea, as the day of the sale, you must have the money by 4 p.m. that afternoon, and generally banks will not approve you for a loan until they appraise the property. The best way to get a good deal is to work with a realtor who can check on Days on market, or can search for "short sales" which are homes that the bank has agreed to accept a price below what they are owed on a mortgage for a property. Good luck looking for your "deal" on the gulf coast of Florida (including, but not limited to) Pensacola.

As of today, there are 12 foreclosure properties listed in the MLS, additionally there are 34 REO properties, and 13 showing Bank Owned. Additionally, there are many other properties that are price below the current market value. I can help you in any of these areas. Just give me a call. Yes, there are foreclosure in Pensacola, Fl. Zip code 33993 in Cape Coral, Fl held the highest forclosures in Florida.

Florida is the #3 State in the U.S for foreclosures. There is a congressional hearing on this matter to rename Florida to "FloridaClosure" , we should know more by the end of the year as to whether or not the law passes. lol, couldn't resist ;-)
