I what general condition would a foreclose property be in and can I purcahse a home warranty?
We handle a lot of foreclosue properties in our brokerage, and the lenders ususally, but not always, will pay for a home warranty. Always ask for one in your offer. Different companies have different waiting periods, but if you have a thorough home inspection by a licensed inspector prior to closing, and it documents which appliances, fixtures, etc., are in working order, then most home warranty companies will cover items that stop working even the day after closing. This is especially true if your agent has a good relationship with the home warranty representative and can get involved if need be. But, again, having that documentation is usually all that's needed. I am a big believer in home warranty policies and purchase them for all of the investment properties we own as well as our personal properties. They just paid for our new garage door opener last week!

You were lucky to get the bank to pay for it, and no I do not believe it is true that if the buyer pays you have to wait 60 days. I haven't heard of that issue. Anyone else seen that?
You can also ask the bank to pay for the home warranty. I put into my contract for the bank to pay up to $400.00 for a home warranty and had no problem getting the bank to agree.
I have heard that if the seller pays for the warranty there is no waiting period after the close of escrow where as if the buyer purchases the warranty there is a 60 day waiting period. Not sure if this is true.
Home warrenties are available, generally the appliances have to be in working order when the property is purchased.
There are several companies, each with different coverage, usually the cost is around $350/yr, but varies depending on options (such as pool coverage) I've heard some are coming out with coverage geared toward the foreclosure market.
For any property purchase I recommend getting a home warranty.
