I hope the holidays have you in good spirits.

This Dec 2007, it is truely a buyers market. And as a potential buyer, it's all about the numbers. There is too much of everything for sale and naming your price is the best way to get it.

There are not any listings in the MLS for Lake Griffin Harbor, but their web site has some info. I say come up with a good number and take an additional 10% off. (Hey, it's the holidays!)

Dear Herb and Linda, my advice as a private party and not a realtor is to wait until after January. Right now in December, there still are so many homes backlogged for sale. I finally am seeing more realistic pricing from Sellers in the Leesburg area and prices are dropping sooner. Also, communities are now having a foreclosure impact that was not seen before. Be sure to have your Agent give you comparable sales for the area showing the original list price and the final sales price and the number of days on the market. One other thing, please make it expressly clear to your Agent that you absolutely do not want any "verbal" offers to a Seller, all offers must be in writing.

Hello Herb and Linda,

I am a Realtor in Lady Lake and work exclusively in Lady Lake Leesburg and The Villages. Now is the BEST time to buy in this area. Most economists are saying that this is the best time to buy and that it will not be this good again for many years. You can definately buy more house now and the prices seem to have stopped dropping. The number of homes that are being sold is rising. As soon as the back long of inventory drops prices will start going up again. So again, now is the time to buy. Prices are lower and inventory is still high with lots to choose from.
