Why is the list price in the homepath much higher than the estimate from other site and even higher that most recent sale in the area.?

It is best ot work with an agent who can provide comparative market prices for you that are the most recent. Also remember that many of the foreclosed Homepath homes were priced according to Broker Price Opinions requested by the selling bank. That bank may not be in this area and not aware of the tight market here. Also other factors may come into play such as the house may have new carpet, new paint, a now roof etc. Others may have a special quality like a Fireplace, granite countertops or other items which increase the home's value. Your buyer agent can help you decide what an appropriate bid is for a Homepath or other foreclosed home. Most foreclosed properties are selling at the list price or slightly above over the last 8 months.
