Why do people in the DAB(Orm area expect to sell their homes for so much more $ than in the TPA market? In the

TPA mkt there are a lot of extremely nice homes new or existing for so much less than in the DAB market. There are even nice paying jobs here as well. What gives? The quality of a lot of the homes is not as good in DAB as there are a good portion of T1-11 hardy board sided homes on the market compared to mostly concret block stucco in TPA. And the houses are typically smaller. We have a block/stucco 4/2 split in the E Tpa area with over 1800 sq ft that has had a ton of updating on a nice lot & we'd market it for about $250 if we list. In DAB, I doubt I could find a foreclosure in a good safe neighborhood with those criteria listed for close to that. Plus, DAB is a HUGE transient area constant traffic problems with the influx of all the tourism for races, bikers and spring breakers, not to mention a big drug and crime issue due to the afore mentioned. I can't figure it out! We have family there and have considered coming back to Ormond, but after checking out the market, I can't see it!

FIRST ANSWER

Robbyn, It sounds like you have some great values where you are. Unfortunately, the sellers in this area are "chasing the market". We didn't experience the market decline until quite a bit later than most parts of the country. It's taking a while for reality to sink in. BUT, my last 4 sales were to buyers who found houses and condos that were well below the prices of the competition. The values can be found; it just takes a lot of work to find them.

As for the crime rate and special events traffic, those things are limited to certain parts of Daytona Beach. Each city will have a small problem area, but only the oldest parts of Daytona Beach and Holly Hill are truly problem areas. I was born and raised here and have lived in every single city in east Volusia county. I've never lived in a neighborhood that wasn't safe, and I've never had any problems. And during special events, I just don't drive on the streets where the traffic is being routed.
