Really your best bet is to hire a Realtor. Having a realtor represent you to find what you are looking for is the best way to find a foreclosure, short sale and that way they can do the negotiating and make sure your best interest is taken care of.
If you go straight to the bank no one is taking care of Your interest. Just like walking into a open home and using that realtor. That realtor works for the seller. They will right the contract for you however you are not getting the best representation.
The bank is going to pay your realtors commission any way so you might as well be protected. Hiring your own realtor means giving them your criteria and they can send you exactly what you want daily via email. They may even be able to find homes that are not in foreclosure but are great deals. You want to make sure you are working with a realtor who knows how to negotiate and is ethical.
Sometimes it is more work than it is worth trying to do things on your own.
