Why are there more foreclosures in Pine Grove and Pioneer than in Jackson?

I come up frequently during the winter months to Kirkwood for snow season, and I would like to have a home that I could stay on during those weekends. It seems like a foreclosure would be a great deal that wouldn't stretch my budget too much.

Most of the foreclosures are coming up in Pine Grove, Ione, and Pioneer, but not Jackson. Is that a coverage issue, or is it actually true that those towns are more impacted? Why would that be?

FIRST ANSWER

Becky-

A couple of reasons why this appears to be true:

First, historically Pine Grove and Pioneer have been lower priced for real estate than Jackson or Sutter Creek areas, so people that aren't as financially established might have done the no down payment loans that are now adjusting.

Also, because Pine Grove and Pioneer are nearer to the ski resorts and other recreation, they are 2nd home areas. People like that "cabiney" feeling of the homes in the pines. Being that someone has bought a 2nd home, when they get into financial difficulty, they will let the 2nd home go before they will let their primary residence go into foreclosure.
