I would suggest finding another agent that specializes in foreclosures and let they help you. Very tricky business! Remember that Washington is a deed of trust state. Ask your agent about that.

There's lot of web answers to this, and lots of "guru" classes like Carlton Sheets and Ron LeGrand, and lots of home study courses. All of these are dubious in my opinion because they don't provide people to help you through your deals and later pay it forward by helping others in the same way.

Glenn, since you asked this question March4, 2008 I am fairly certain you found a foreclosure class by now. If you haven't, then you have no business buying foreclosures......

For a very comprehensive class on forclosures, the buying process and having a person there to hold your hand at auction... go to http://www.foreclosuregroupllc.com There is a free comprehensive class taught in various locations throughout the Puget Sound that you can attend and become knowledgeable on the subject. Then, if you are interested at taking a crack at purchasing a property at auction, the Foreclosure Group has representatives at each county auction to help walk you through the process. Check out their website and request class schedule information. The class is about 2 hours and will give you all the information you need to know about whether this is the type of real estate investing you want to do! Thanks for posting!

Check with the local real estate investment clubs. Here's a link to the ones in Washington: http://www.creonline.com/real-estate-clubs/wa.html

Most of the clubs will at least have presenters on the topic. And many of the presenters will have day-long "boot camps" on the topics.

I actually used to call the sales back when Trustees relied on Title Companies to do their dirty work. Granted it was a different game back then (2001-2003), but there typically isn't much activity at a Western Washington Public Sale at the courthouse - typically 1 to 3 investors, several times there were zero, sometimes as many as 10, but not much more than that. A good website to use to keep up on what is coming around for sale locally is http://www.usa-foreclosure.com/state.aspx?s=WA&sN=Washington (no affiliation with me, just good info). I found this link through Northwest Trustee's website and it appears to be updated pretty frequently. Be very wary as this is NOT a great "get rich quick" scheme.

probably the best education you can find is to be a regular on the court house steps each week. This is a tough game and you need to be financially and emotionally ready. There are investors that do this for a living. You will see the "regulars" each week and will learn a lot just by watching the process. Many foreclosures are listed with Realtors - find a good one and let them help you through the process.

There is a great site called ForeclosureUniversity.com whcih has great information on the rules & regulations in the process of purchasing a foreclosure property. They offer a "Investors Complete Foreclosure Home Study Course" whcih could be very benificial to what you are trying to accomplish. I wish you luck!

FIRST ANSWER

If you are talking about at auctions, then you should ask your title rep, but as far as buying a foreclosure out of the MLS, they are like other listings in there except that the asset manager will have other specific requirements of the offer. These requirements are usually outlined in the agent only remarks.
