Hey there Chris, looks like you have geat advise here, we all have great lenders with whom we work with.
If I may add, I have a few names for you as well. Agents have access to great lenders.

In 15 years of searching for the best lender in San Antonio... Gina Jankowski at PrimeLending takes the #1 slot. If there is a way to get a loan... they find it. They clean credit... they have access to lenders that will do FHA loans down to a 580 score... (announced yesterday... YIPEEE!!), They do down payment assistance, bond money, everything you can think of... She is fast, aggressive, and I have yet to see anyone beat her interest rates... I'd put her up against anyone.

No matter where you get your pre-approval done.. have them provide you a Good Faith Estimate, and then have her compare it... you will see that what I am saying is spot on. Lower rates, lower closing costs, the whole nine.

Hey Chris,

Probably a late answer, but by HML you mean Hard Money Lender. None of the suggestions below are going to help. Banks and realtors don't loan Hard Money.

If you need Hard Money, let me know. Ive got hard money and private money, around 14% with a 4-6 pts up front. Acquisition and rehab funds in Bexar County.

Your realtor will be a good source for a lender referral. Otherwise, ask friends/family/coworkers...

You may find a lot of lenders on here at Trulia; so if that's what you are referring to you should hopefully get some contacts here.

Of course, we as successful Realtors always align ourselves up with top notch lenders; we would certainly be willing to give you referrals if you would like to contact any of us.

I use a great Lender that actually does more than the norm, if your scores are not where they need to be, he will help you get them there and make sure you can get the best rate possible. He just gave one of my clients a 4.25% for 30 yr.
