For one of the best free resources I've seen
1) Go to http://www.HUDGovForeclosures.com and click on "Advanced Foreclosure Search", then
2) Select your State, select the County and City you are most interested in, complete any additional information that will be helpful for your search and then
3) Click on the SEARCH button at the bottom of the form.
You can also set up an Instant Email Alert on this same page, right hand side of the screen.
And if you are looking for foreclosures on a Statewide or National level, another good resource is http://www.SendForeclosureList.com. You can get a FREE TRAIL subscription to try it before you buy it (or not!)
Another option is to work with a Realtor who specializes in the Pre-Foreclosure and Short Sale business. I do a lot of work in this market. A Realtor can set you up to receive a daily email of foreclosures and distress sales in your area. I use both the local MLS database and a special add-on program to search for pre-foreclosure, bank-owned, government owned, and other distress sale/motivated seller type listings to send to my cleints on a regular basis.

Foreclosure reality check.... Seasoned investors who buy foreclosures know the REO manager at the bank and get "off market" deals. They never have to bid or find a place to learn what's available.
FOR ALL OTHERS: The only "sellers market" in america is the foreclosure market. Don't expect any deals from a foreclosure as the bidding process brings 20-30 people to bid on almost every deal. A deal that was already priced at market.
It's easier to get a deal by going to a realtor, asking them to find the oldest property on the market and start dropping discounted offers. In addition, you won't have to wait 30-60 days to hear an answer.
I don't believe that foreclosure listings are "public record" until they are acutally sold. Then the sale is of public record. Any MLS listing engine will give you some foreclosure listings, though they seem to be delayed. You can search on some bank web sites for bank-owned properties for sale, but your best bet is to shell out for the monthly fee on http://www.realtytrac.com if you are really considering buying a home under foreclosure.
