All active Foreclosures are listed through our Metrolist. Find a good agent to set you up on a automated search. Short Sale/ preforeclosures should be considered as well.

You find them on Metrolist. The Sacramento multiple listing service. Metrolist provides listing information about foreclosures that are for sale.

In addition to hundreds of actively listed foreclosures Metrolist showcases thousands of short sale listings.

The majority of the agents and brokers subscribe to Metrolist to get more detailed information than is provided by any of the free public sites


Most other sites (including Trulia through its Realty Trac partner) give information about houses that might someday be for sale but aren't for sale now. That is a waste of time.

One of the best things you can do is pick up the phone and call the city clerk. They usually have lists of foreclosed properties. However, Sacramento covers a big area including a lot of suburban cities and towns. If you don't know the exact specifics, that can be a lot of phone calls. There are some good free resources online, but depending on how much time you have to browse, you might want to try a membership site and save yourself sometime. Up to you.

The easiest way is to ask a real estate agent to set you up on autoprospecting from MLS. This way you will receive only the foreclosure listings for any given area, and they will be emailed to you daily. You'll know how long they have been on the market, price reductions and pertinent property data.

It doesn't do you any good to receive a list of homes where a notice of default has been filed because half of those are brought current and are not for sale. Also, just because a bank has foreclosed and taken control of the property does not mean the bank wants to sell it, unfortunately. Your best source is a database of homes for sale, and that database is MLS.

Most agent web sites, mine included, will let you search for foreclosures that are available for purchase.

Of course, you can always attend the public auctions on the courthouse steps, but then you pay cash without contingencies.

Some of the foreclosure sites that make it easier to find the information would be foreclosureradar.com and redloc.com. I say this because on one screen you can see all about the property, its foreclosure status, and the contact information. Once you have the data, you'll need to find a way to track it.

You may find that you can get so overwhelmed with 'data' that you would want to narrow down what you're looking for in terms of foreclosure data. For example, are you going for ones scheduled for sale (in which a notice of trustee sale is posted), ones already bank owned (some on the market already, others still on hold), ...? Size of property, location.... From there you'd need to research condition, occupancy status and what liens may be on the property.

I always suggest getting some of the excellent reading material on how to buy foreclosures if you want to know the ins and outs. Of course, working with a realtor is another excellent source of information. :)
