Whats the best way to find borrowers that are in default in Phoenix?
Is it contacting the lenders? I don't want to use Realtrac or any of the pay sites.

Any REALTOR in Phoenix has access to foreclosures through the tax database from the MLS. If you would like help with finding a great deal, just drop me a note!

I know you said you are not interested in pay sites, but you should check out My4Closures.com. Not only do they give you the foreclosure lists, but they have an interactive online community that you can email back and forth that allows you to ask questions to other investors that are working the foreclosure market!
But, if you must insist on not paying for it, contact your local Escrow company and they will give you the foreclosure lists for free! (Only downside is that it might be a couple of days old). Finding them is easy; but learning more about their situation is tedious work. You may want to try the company I've listed below. They existed before the foreclosure boom and have a lot of experience. You'll want to ask if they can find out a) how much the mortgage payoff is and b) if the owner has any second mortgages.
