What's the real situation with Forecloser Properties and real estate agents?

What is the real situation with agents showing forecloser properties? I've asked 3 agents to show 2 properties and no has yet to get back to me. Are foreclosers just not a priority? I would love to see the homes but it's a bit hard when no one gets back to you. Both homes have lowered their price by $20,000 since I've requested to view then, which is good for me, but I'm beginning to wonder is there something else I should be doing.

I'm going to be brutally honest here because you sound like a nice lady who really wants to understand what's going on. I am in complete agreement with the other agents who answered you - you definitely need to hire your own buyer agent if you are seriously ready to buy.
Here's why:
we get calls 24/7 mostly from people who just want some quick information or to see a house right away, and we never hear from them again. I don't know what business you are in, but in our business, we get paid by commission ONLY. We don't get paid by our broker to run out at the drop of the hat to show a house to someone we have no working relationship with and may never hear from again. Quite frankly, we get tired of being used and that is basically what it amounts to MOST of the time.
There are exceptions. Some people will ask to see a property and actually remain loyal to the agent who assists them and work with that agent to close on either that property or another one. This is the exception these days, not the rule.
If you want the best service, the best advice, and the highest level of competency, find a good accredited buyer representative, meet with him or her, get preapproved by their preferred lender, and enjoy an amazingly simple experience, all while getting the best deal of your life!
There really is no upside to trying to do this on our own. Banks actually prefer that buyers be represented.
Good luck.

Des,

I agree with Josh. You need to interview and hire your own agent. The you have someone dedicated to working with you to find a home.

I would be happy to assist. Contact me anytime.

Des,

This is an easy one: "I asked 3 realtor to show 2 properties."

You need to interview 3 agents, select ONE, and have them show you all the properties. If you called me and asked me to show you properties as well as 3 other agents, I wouldn't be too excited about helping you too. It may be a buyer's market, but there IS A TON OF BUSINESS right now. I'm working with buyers who are committed to me and vice versa.

Des,

Buying a foreclosure is a little more complicated than your traditional "vanilla" home purchase. Not all agents are created equal; therefore, helping someone buy a foreclosure may be out of their comfort zone. If you are not working with an Agent, I would recommend you interview a few agents and sign a Buyer Agency Agreement which allows them to work for you. This way, the Buyer Agency can show you any of the homes on your schedule... regardless if the Listing Agent calls you back or not. The best thing is the Seller pays your Agents commission, so there is really no cost to you as the Buyer.

If we can be of service, feel free to contact me through my website. Good luck and best wishes!
