What does back to the Beneficiary means at a trustee sale?

Asked by Jojo, Las Vegas, NV Tue Aug 4, 2009

There was a trustee sale on my home , and it went back to the beneficiary, what does that mean and how much time do I have to vacate. I live in Nevada, I am in preparation of moving out because Ican not pay my mortgage because i have been unemployed for over a year, I just want to know how long do i have before i vacate. Thank you.

The foreclosing lender is the beneficiary.
In Nevada, the eviction process is initiated with a 3 day notice to quit after the Trustee Sale is finalized. If there is no response, the new owner will file a five day eviction notice with the court.
If there is no response by 5 pm on the 5th day, the Constable will evict the tenant.
