How does the buying process for foreclosures or FSBOs differ from homes sold by agents?

FSBO's are notorious for having an inflated appreciation for the value of their homes and tend to try to "Buffalo" buyers with unwanted and unnecessary information. The FSBO market did very well when buyers thought they could save on their purchase by eliminating the agents fee for service.

The reality was, it didn't benefit the buyer in most cases but did put more money in the seller's pocket.

"Foreclosures" have taken the thunder away from the FSBO market because this is the new area for buyers to find genuine savings. Depending on the location, buyers can plan on huge savings tha FSBO's can begin to compete with.

Thus, the old saying, "Out with the old, in with the new." For owners that are going solo with the FSBO approach, it's a sinking ship.

FSBO is best. You can both save 6% and make the closing go much smoother.

The biggest difference is no representation. If you feel you can tow it alone good luck. The FSBO may not even own the home and all kinds of other nightmare situations. If you find a FSBO contact a lawyer to represent you. Do not take any chances on a home purchase without a professional.

FIRST ANSWER

FSBOs and Foreclosures carry a large risk factor because of the liability factor. California has the one of the highest levels of lawsuits in the union. The majority of those lawsuits are real estate related. A good realtor can protect you from that liability.
