What are the advantages for an HOA to file a Lien instead of Forecloser.?

The advantage simply is cost.....and that it lets the world know that the HOA has a debt outstanding on the property.

I don't see any practical advantage. A lien is still a lien. The HOA's lien will likely take priority. In theory, you should be able to contact your HOA manager easier than the bank's negotiator. If that helps.

We have a homeowner that wants the board to start filing liens on units instead of filing forclosure. The HOA spends a lot on attorneys fees and they never recoupe any of the fees spent.
