I'm almost under contract with a guy with a house over in duck town for under $250k, it's not listed with anyone and only I would be able to assign the contract to you if it was what your looking for. it's not in foreclosure but it is priced right. give me a buzz or email so I'll know what your looking for and if this house could work for you.

I am not sure I understand the question. Is the preapproval, inspector and bids on tthe same property that is for sale? Did you make a offer on this property or were you working with owner to make a offer?

Just because it is in foreclosure does not mean that there are other liens on the property but your buyers agent should assit you in making the offer and make sure you are limiting your risk. If the property is listed and you want to make an offer you will have to do it through who ever has it listed.

If I am missing the question, please tell me and clarify it a little more.

Lis Pendens means there is a law suit pending. Be very careful. This property may not have clear title. You may not be able to purchase this property. Ask your realtor to find out what's going on before making an offer, doing inspections, or involving yourself in any way with this property.
