There are alot of homes for sale here and some are moving quickly. I would say the homes in the 120 to 140 range have multiple offers. Houses less than that and more than that are still sitting.

There are quite a few higher priced homes that have been sitting for a few years now.

My question is on these higher priced homes, can we ask lower than 10-15% below asking price? If so, how much below without being insulting?

(Yes we have a realtor...just asking for more opinions.)

FIRST ANSWER

In this market there is no insult for an offer, 10% is reasonable, 15% may work too. If you are willing to spend a bit more, you can get a lot of house for the money. This is my favorite pick right now. Beautiful house, well below market price, in a nice Holland neighborhood. Brick cape cod, big yard, nice outdoor porch, plus buyer is giving money at closing. I am not a realtor, just been looking a lot. I used to live in this neighborhood and loved it. mls # 2933442 318 W. 31st Street, 49423
