accurate, up to date place to locate bank owned properties? Also, are these the best bargains when purchasing with cash. Do you need to work w/ a realator that specilizes in these properties.

Today, cash is King; however, you'll find many persons purchasing with cash; in fact, based on my own analysis, more than 99% of purchases under $200,000 in Las Vegas are cash purchases.

Being a cash buyer doesn't set you apart from other cash buyers, but it definitely sets you apart from so many people wishing to purchasing investments with conventional mortgages.



The Multiple Listing Service (MLS) is used by over 95% of all agents in Las Vegas, include agents who represent the banks, selling bank-owned properties.

You can access a simple (non-agent/member) version on my website, which will pull live data from the MLS; go to http://www.markfleysher.com, Property Search, Single Family Residential (Homes, TownHomes, Condo's), enter your criteria and at the bottom of the criteria you will find "Repo/Reo Y/N", choose Yes to view only bank-owned homes.

Just to clarify, we live in a day when MLS data is shared all over the place when it is entered into the MLS. This process as known as "syndication", similar to what we have done for years in the newspaper business. The problem at this time is that although there are mechanisms to push out new listings to all these sites, most of them never update old data. For this reason, the MLS is the only true and accurate sourch of information on properties for sale. As the others here have suggested, ask a REALTOR(R) to set up automated searches for you to make sure you are getting the data you need in real time.

Most public websites do not have up- to- date information, such as if a house is active, pending or sold. Even the most popular are usually about 2-3 days behind on the status.
So, it is always best to contact a Realtor in your area and have them contact the listing agent on your behalf to get the most current information on any given property. If the agent is a member of the local MLS, they will also be able to compare properties that have recently sold, so that you do not pay too much! As a buyer, you usually do not have to pay an agent-their fee is normally paid by the seller...so, you will usually get FREE representation! Hi John

As you noticed, very often the information on bank owned properties is inaccurate or outdated. I've looked at all of these websites too and the only accurate one that I have found is the MLS. It seems that the best way to find and purchase bank owned properties is still through a Real Estate Agent. You will want to find an agent who is investor friendly, such as myself :-)

The Banks and the Gov. have created sites to provide the public with access to their properties for sale listings..(REO/Foreclosures) and information on the Bid/Purchase process.
