offer, and when I asked the listing agent what he offered, he now told me he couldn't tell me. We are both local people in a small town, and I feel the listing agent is working harder for the renter than he is for me.

The Listing Agent represents the Seller and acts in the Seller's best interests.
The Buyer's Agent represents the Buyer and acts in the Buyer's best interests.
If you do not have a Buyer's Agent then you are an Unrepresented Buyer.
It is in your best interest to find a Realtor to represent you in this transaction.

You are not using the listing agent to represent you are you? Is the renter using the listing agent? How do you know the bank says it is OK to disclose that info?

FIRST ANSWER

Tell the Listing Agent you no longer want him to represent you. Allow me to negotiate on your behalf and get you the best price.

Has the Listing Agent clearly identified which party he represents? He should of and he should have had you sign a form indicating if he represents you, the bank or the renter.

You can e-mail me at gmetallo@comcast.net and we can discuss what measures we can take to get your contract in front of the bank.
