Single Family home or Townhouse/Condo
I am in the beginning phase of seeking a property in the Tampa Bay area. The property could be vacant for a month or two at a time. I would perfer a single family home in a gated community but am concerned about leaving it vacant for a time. Should I be seeking a Townhouse or Condo for the safe factor.

Greg - I tend to agree with buying the single family. i don't believe there is a safety issue either way but you would have to weigh paying a maintenance fee at the condo/Townhme vs. a lawn svc at the single family. From the financing stand point - I can tell you that the approval of a single-family is easier. With a condo there is not only the loan approval but the complex itself also has to get approved before you can close... If there is any pending litigation or if the owner occupied units vs. rentals ratio is out of whack, then you run the possibility of the complex being declined, although your crdt is great. Depends what kind a life style you have I have one of my clients the same like you will be living the the property vacant for more than amonth or two in the begininghe had a villa that was conected to another one than he sold it, He bought a house with the pool he had to much worrys so he sold the house and bought a villa not conected to another one and now he is happy. He has a person checking out the property once in a while just to make sure the property is OK again all these properties he bought where in gated comunity, I do like the townhouse/villa living for the worry free living for myself.Feel free to get in touch with me anytime so I can show you WHAT FLORIDA LIVING IS ALL ABOUT.

Go for a single family home...they will maintain value much better than a townhome or condo. You shouldn't be too worried about leaving it for any period of time unless you buy in a bad area...Gated community should be no problem

You can go either route and feel secure, as the safety is more related to area you move into. Florida of course has many people that leave their homes vacant for long periods. The only thing about single family home is you will have to pay someone to maintain the landscaping, but of course this is not much different than having a maintenance fee in a condo or townhouse.
I would recommend either a single family, a townhouse or a villa which is like two single family homes connected together. Condos are a tough thing right now as there is such an oversupply of them and they have some resale problems. Mon Feb 4 2008, 18:00 Web Reference: http://www.sweethometampa.com

I forgot, Tampa is quite a safe city and you shouldn't have any issue leaving your home for some time, as long you get a nice neighborhood and an alarm, which is less expensive than maintenaince fees and HOA.

Definetely....... single family, has much more stable price and resell value; while Condo's are in sufference and will see a recover in the "longER' run.
Some areas as well has depreciated quite less than others, but still in regards of single family, which, according to Forbes will se a V shape recoup in the next future....... check the MLS: www.Habitat4you.com and also check the refernce link for foreclosure, let me know if i could be of help.
