I recently purchased a foreclosure that had 12 other bids on it before I was able to secure the final closing. The realtor did not make much of a commission on the sale and he went through hoops to help me find the home of my dreams. Is it acceptable to tip him and, if so, how much?

Karen - A great testimonial and ongoing referrals are the best way to thank an agent. If you insist on doing more maybe a gift card or something to that effect.
I think I would feel funny if a client sent me a cash tip.

If you're in an area that has a newspaper that allows letters to the editior or has a "thank you" section, a quick note of how awesome he is would make him happier than any tip you could pay!
Allowing him to put your testimonial on his website - bet he'd love that, too.

We would agree with the idea of writing a glowing letter of appreciation and possibly referring others interested in buying or selling to your agent. These are quite possible to best rewards an agent could hope for.
If you really want to "thank" your Realtor for an exemplary job...
1) Send him a glowing testimonial and send a copy to his managing broker
2) Send him ongoing referral clients
If you still insist... a gift card for Borders, or a nice local restaurant would be lovely... but unnecessary.

As others have noted there are two things you can do for your Realtor to thank him for his assistance and expertise:
1. Provide your Realtor with a statement of how he helped you achieve your goals citing specific details with permission to reprint your statements. Also, give him permission to have other potential clients call you for a reference.
2. Keep your Realtor in mind for anyone you know who has a real estate need; even if it is an out of area move (they can assist in finding a Realtor in another state and collect a referral fee).
Also, obtain permission from your contact to have your Realtor get in touch with them....your Realtor will have greater success with the referral if he can contact them directly.

Besides referrals to the agent, a nice note to the agents broker would be nice. I am sure your agent would appreciate it.
So nice to hear how you were pleased with your agents service. Referrals go a long way and if you're feeling like you must give her something, I would write a letter about your experience make a copy of it, send one to the broker owner and one to them so they can put it in their folder to bring with them on cma appts.

The best "tip" you can give is to recommend him to other buyers and sellers you know. That is what is appropriate.
