This means you have a motivated seller. Are you being represented by a buyer agent? This home is under a warrenty for any defects (according to the Home warrenty) that will be repaired during the contract. I would read the fine line for deductables.The agent is getting paid by the seller.

The seller is trying to motivate real estate agents to bring in the buyers. Usually, a buyers agent is offered 2.5 or 3 %. It's a great sellers marketing tool to bring in more buyers. And, offering a home warranty to the buyer is another motivating tool. It helps buyers, looking at an older home, feel a little more comfortable with purchasing. Most warranties cover heating/cooling, appliances, etc. with a small deductible. Happy house hunting!

This means that the seller is offering 3.5% to the real estate agent who brings a buyer to the home who buys it. And the seller is also offering to the buyer a 2 year home warranty. Home warranties cover several items throughout the home from break down. ie Hot water heater, heater, a/c unit, etc.
