Problems with Buying A House That Been Empty for 4 years in Fort Myers, Florida

Hello Michael,
Most in foreclosure have not been vacant that long. Owners have been able to stay in their homes much longer than you would think. Many have tried short selling as well as renting the home out. However, in a newer home situation where there is no defective drywall or exterior intrusions or missing appliances you should have your A/C cleaned and checked, duct cleaning, pest control for atleast 6-12 months, install a humidistat, have all appliance inspected, may need to have septic and well water checked. If bedrooms are carpeted then cleaning and stretching of carpets should be done if not replaced. You could possibly have to replace lanai screens and do a major weed and feed of the lawn. If home has not been painted then plan to budget for interior and exterior painting. Happy to help you with setting your appointments when you are ready.

Michael, if the property has been empty for 4 years, start with a thorough home inspection and extermination. Because no property remains "empty" that long in Florida!

You need a good home and mold inspection.

Would make sure you have a good home inspection, including mold, especially if the ac has been off and the house closed up
