PLEASE HELP! I am new agent with a client that wants to buy a 1 story towhousecondo near tomball, any suggest?

He is elderly and do not want to climb stairs nor have to maintain the yard. I have searched high and low and only have one lead in the Fairfield Community/Portriat Homes. He is also interested in foreclosures. Does anyone know where I can find this type of property other than the usual HAR site? PLEASE HELP!!!

Iva,
If your client does not have to stay in Tomball you may want to check out the Conroe , Lake Conroe area.
There are two one story listings in River Plantation ( one hard to find agent has listed in wrong area) .
These homes are in the Fairway Villas the yard work is included in the maint. These homes are in the low 100''s there are some in April Sound in the low to mid 100's . Theses are homes, Point Aquarius has homes with the yard work included in the maint. as well.
You can find one story condos, in a lot of the lake subdivisions.

On the forclosures, I don't run into any problem with the titles, the problem there is the condition. Most people that don't take care of there bills take care of their property the same way. NOT. A lot of work there.

Good luck in the Tomball area. Just call on some of the patio homes and see if any of them have yard work included in the maint.

There are areas in the Woodlands that are over 55 communities where the yard is maintained (included in dues). If you aren't finding what he's looking for he needs to either expand his area or raise his price. Check the MLS for the Woodlands under patio homes and see what you find there.

Have you check with a local builder. Maybe a project is underway. Or possible build to suit.

Pull expireds and withdrawn lisitngs from your MLS and contact those homeowners. Some of them may be sitting off the market waiting for spring, but very willing to sell now.

You can use a reverse directory and phone other homeowners, but check the DNC list first!

Use small postcards and snail mail. Best to handwrite a short note vs. letterhead and word processing.

Are you searching high and low for listed properties or are you searching high and low for properties that fit the criteria? The best way for a new agent to start is to work with your assets. Right now, your asset is a buyer. You should contact homeowners and tell them that you have a buyer interested in a property similar to theirs. If the homeowner has heard all the negative press about trying to sell a home, they may have decided to wait to sell. But if I buyer "falls in their lap" they might jump at the chance to sell. Be very careful disclosing dual agency or making false promises. Suggest one time listing agreements. Later on, if you don't sell the home to this one buyer, the homeowner will probably come back to you to list his home when he is ready. That same homeowner may be wanting to move up and you continue the process of building leads and creating your own business.

FIRST ANSWER

Foreclosures is not where you want to start....they require alot of background checking on a variety of issues...from title issues to condition of the property.

Try Craigslist.com if you cannot find anything on MLS.
