Tenants have not paid rent in last 4 mos; do they have a chance?
Was the tenants lease up? You are probably required to give a 60 day notice if his lease has run its course. If he is still within the lease period then someone will probably have to buy him out. Offer him/her money to leave. Either way, involve a real estate attorney as quickly as possible!
Get an attorney to help you.

You would have to go through the eviction process which usually takes a couple of months, maybe give them some cash to move out, or arrange a deal for them to stay there but they would pay you rent. I would suggest seeking legal counsel if nothing can be arranged.

I believe you will need to hire an attorney to help you move them out. If the process is not done correctly and by the book, it could take much longer fto evict them. This could affect the escrow and the loan for the buyer could be refused if the property is not owner occupied. I don't believe you can do it yourself, get legal advise.
