week and half-2 weeks later we still have no addendums and are waiting on them to get inspections done. Should we be worried about this deal not happening? Any experience with Freddie Mac taking a long time to complete a transaction and getting paperwork out?

Randy,

Dealing with banks often requires time and patience..................................

The biggest mistake you could make however is not advocating for yourself to make sure you are in the mix. You should have the name od a contact person that will be in charge of your transaction. If this is not the case, we recommend you begin here, making it a priotity.

Plan on having your agent or yourself contact the bank several times weekly taking care to learn names and acquire telephone numbers for future reference. It's amaizing how effective name dropping can be when dealing with these situations.

Your game plan should be.....Remain active, visible, and a pain in the backsides of the bank always being polite.

Good luck

I have had some signed addendums come back with the HUD just before closing. It is not common but definitely does happen occasionally. I agree with the others...have your buyers agent check on it often but keep moving forward.

I agree with Maureen ... not necessarily uncommon, but be diligent in getting an answer. No deal is done, until it is closed, but what you are experiencing is not abnormal.

My best to you both!

I have had the bank wait a month to get me back the addendums. Was not Freddie Mac though. You don't have a deal until it is signed, but I doubt they are looking at other offers. Most likely they are just behind. Have your agent call them frequently.

That is way longer then I have ever had Mr. Mac take for just an addendum. The addendum is a standard form for them, they just need to fill in the blanks, buyer name, closing date blah blah blah. In fact I even have one of their blank addendum and I don't list foreclosures, just sell them. This usually only takes a day or two; three if your agent turned in the paper after Mr. Mac closed the doors that day. I don't want to worry you but this would worry me if I were your buyer's agent. I'm sure you have a buyer's agent, either you were "appointed" one when you called off the sign or you hired one of your own, so have your buyer's agent give them a call right away and check on the status.

This seems a little long. If you want the property I would not hesitate to call your contact with the lender for a status update. We find that when dealing with the banks lately, it takes a lot of persistence and follow through. The employees of these institutions are over burdened with properties and neglect paperwork unless you hound them relentlessly.
