I know the short sale process very well & have been closing short sales since late 2006 in California & Las Vegas, NV, between my partner & I we have closed over 700 short sales, many were investor owned.

If you are looking to short sell any properties & you purchased them as an investor, it is not anymore difficult to get a short sale approval than if you purchased as an owner occupant. I have short sold many homes FOR investors.

If you're looking to buy short sales as an investor & you have your sites set on a particular city or neighborhood, it is possible to get some really great buys, if you have the patience needed, I tell my short sale buyers, "it's You & Me vs. the Big Bad Bank".

That might be tough, short selling as an investor. I won't tell you it can't happen, just make sure you get good advice before you give the bank your complete YTD financials.

Before contract, I'd want to call at least your First Mortgage Holder, seeing if I can get a third party authorization approved and then ask them a few questions on your behalf.

I think that would be best before you jump in with both feet...

I love working with investors on Short Sales. It takes much of the pressure out of the process and gives me extra freedom to make the best deal. I have just closed a short sale deal with an investor where we stepped in at the last minute to save the day for the seller, and got a great deal for my client because he is an investor. Call me and we can discuss. Be sure you work with an agent who really knows the area where you are looking.
