If you are looking to short sell any properties & you purchased them as an investor, it is not anymore difficult to get a short sale approval than if you purchased as an owner occupant. I have short sold many homes FOR investors.
If you're looking to buy short sales as an investor & you have your sites set on a particular city or neighborhood, it is possible to get some really great buys, if you have the patience needed, I tell my short sale buyers, "it's You & Me vs. the Big Bad Bank".

Before contract, I'd want to call at least your First Mortgage Holder, seeing if I can get a third party authorization approved and then ask them a few questions on your behalf.
