I am contemplating buying a foreclosure in Colleyville, TX. Wanted some opinion and advise if it is safe and worthwhile to make the purchase. Appreciate the help.

The best source for this information is to contact the local police department or the county sheriff's department. They have access to the most current and accurate information and are generally very willing to be helpful.

I am curious about what is behind your question. Is it safe to buy a foreclosure in Colleyville.

What I am wondering about is: are you concerned about value, or condition, or the fact that you are buying a foreclosure?

Where are a few general comments about Colleyville. I live in Colleyville and my children have been educated in the Grapevine/Colleyville ISD. In my opinion Colleyville is a great city to live in and has excellent schools.

There are very few foreclosures in the Colleyville area. Colleyville is conveniently located...........I cannot image that if you buy "smart" that you could go wrong purchasing in Colleyville.

Hello Nagendra,

There is not much of a difference if you were buying a foreclosure or a home being sold by the owner-occupant. You still have to do due dilligence and get the home inspected. Your Realtor should be able to guide through the whole process so you make sure you are getting a clear title and not inheriting someone else's problems.

Colleyville is very desirable, actually there are only 3 forelcosures on the market right now so that's a good sign.

Nagendra, I would recommend working with a Realtor. Colleyville is an excellent area to live and this is a great time to buy. Dealing with foreclosures can be tricky. Is it bank-owned or going to an auction? You will need to understand the issues with the house and the potential repairs that may be required.

as below it is definitely safe ti buy a foreclosure. as always you will want to have inspections and possibly so spoecified trades come scrutinize electrical and plumbing. at the end of the day a foreclosure can be you best bet for the money. if you are unrepresented give me a call i just helped a good friend of mine buy a home in colleyville. also i offer 20% of my commission rebated to you after closing as and incentive to using my services.

Nagendra, I am a little confused by the question. It IS safe to purchase a home right now. In fact, it is a very good time; interest rates are low and the market is slightly down. If you are asking, should you buy a foreclosure? That highly depends on the property. Some foreclosures are very good deals and some can be money pits. You can place an offer on a foreclosure and then get a home inspection after your offer is accepted. If the inspection comes out risky, you may terminate the contract. There are also HUD foreclosures that are a little different but you are still allowed an inspection. The trick to buying any home, especially a foreclosure, is to weigh the cost to fix it up to standarts plus the cost to buy against the market value. This is where a knowledgeable Realtor can help. Our job is to look out for you. The Seller usually pays for all the Realtor fees but your Buyer's Agent is the one who looks out for your best interest.
