Every situation is different. As others have suggested, your best bet is to speak with a good lender. If you can buy now great, but if you need to do a few things in order to get your credit back on track they assist with that as well.

Did you sell your home in a short sale? You would need to speak to a good Lender to review your current situation. You need this done first in order to determine whether you can purchase a foreclosure or any property at this time.

Are you stating you had a short sale 2 years ago? IF yes inquire to mortgage broker no professional can render an opinion UNLESS your loan application is reviewed.

Most lenders require AT LEAST 2 years AFTER date of short sale reported to credit bureaus.
