Is defaulting on payments to a mortgage company the only way a home can go up for sheriff sale?

Remember just because the payments are defaulted on does not mean the loan is forgiven. You may want to seek legal advice or maybe consider a Short Sale.

Violating the "due on sale clause" can also cause you some problems that could trigger a sheriff's sale.

Missing three years of property tax payments can cause a home to go to tax sale.
